DO I NEED PLANNING PERMISSION FOR KITCHENS BATHROOMS
The most common type of extension nowadays is extending your kitchen. Kitchen & Bathrooms in a Conservation Area: If your property is in a Conservation Area or in a World Heritage Site, depending on the type of works planning consent may be required. Please check with your local authority prior to starting any works. It is absolutely necessary to obtain the required conservation area consent prior to beginning any works. Going ahead without this may result in a fine or imprisonment, or both.
Kitchen & Bathrooms in Flats or Maisonettes: A planning application for installing a kitchen or bathroom is generally not required unless it is part of a house extension.
Please check with your local authority prior to starting any works.
Note – If you are a leaseholder you may need to get permission from your landlord, freeholder or management company.
Do I Need Building Regulations?
Work to refit a kitchen or bathroom with new units and fittings does not generally require building regulations approval, although drainage or electrical works that form part of the refit may require approval under the building regulations.
If a bathroom or kitchen is to be provided in a room where there wasn’t one before, building regulations approval is likely to be required to ensure that the room will have adequate ventilation and drainage, and meet requirements in respect of structural stability, electrical and fire safety.
