Our services are tailored to your specific needs and so is our fee.As each house is of different size and location i.e. mid-terrace, end of terrace etc, the amount of work involved in every project varies.
We have shown our charges in the table below.

They are a fraction of what you would be normally paying to other architectural companies.Our work is of high standard and we do NOT charge VAT.

For proposals which exceed Permitted Development (Lawful) guidelines or requiring Full Planning permission. This typically applies for larger rear extensions, side extensions, loft conversions, new build houses or flat conversions or any work to a flat or a property in a conservation area or listed building.

 Kindly note, the prices above do not include the fees which the Council charges with each application. This Council application fee is to be paid by you, the client. See FAQ for more info.

 Structural Report

Structural Calculations & Report

 

Please note that your project may require Structural Calculations required to fulfill the Part A of the Approved Documents.These calculations have to be done by an insured Structural Engineer.We have our approved and highly experienced structural engineers who provide all the structural calculations and related drawings for your project.

 

Plan B Architecture will provide a ‘Structural Report‘ showing the structural calculations for the relevant structural elements for your project. Typical elements include beams, columns, lintels, box frame, floor joist, flat roof joists ,foundation detail ,roof rafters, hips, struts, ceiling joists, pad stone, RC detailing, retaining wall and underpinning design.

 

Once your planning is finalised or your design is finalised our enginneers will assess your design and we will provide you with the cost estimate for the structral related work.

 Lease and Land Registry Plans

Licensing Act Plans

We can prepare all the plans required for inclusion with Lease Agreements and/or Land Registry entries.

Depending on the particular requirement of the specific lease or register entry these could include all or some of;

  • Detailed floor plans of the property
  • Detailed site plans with coloured boundary indication
  • Coloured plans showing particular demises
  • Plans showing “before and after” boundaries for land exchanges
  • Special specific plans for particular arrangements

The cost of these plans will depend on the size and complexity of the subject premises but as a guide the charge for a detailed floor plan of a typical flat would be £350.

 

If you are applying for a Licence to serve alcohol, provide entertainment or serve late night food we can prepare the premises floor plan(s) required as part of the Licence Application

This full premises plan will normally be at the recognised scale of 1 to 100 and will show;

  • All areas where alcohol consumption is permitted or where alcohol is sold or stored,
  • Any dance floor or stage areas,
  • All kitchens, toilets, cellars, staff areas, etc
  • The location of any gaming machines
  • the perimeter and boundary of the premises
  • the fire exit routes and signage
  • All fire safety equipment positions [smoke alarms, extinguishers, alarm bells and panels, etc]

The cost of these plans will depend on the size and complexity of the subject premises.
